Benefits of a Chip Seal Driveway

  Chip Seal is a common material used on many roadways and driveways around the country. The process of installing a chip seal drive way involves applying a coat of hot liquid asphalt to an existing pavement or base material and using a chip spreader to cover the liquid asphalt with small washed rock. You then use a pneumatic roller to compact the rock into the asphalt before it cools. Chip sealing over base material involves a layering process where two to three layers of material is applied for added stability. 

Benefits of Chip Seal:



Ease of application- Most chip seal driveways are relatively fast to install and can be driven on minutes after being covered with chip rock. 


Appearance-  Chip seal adds a decorative and rustic look to your roadway. Since it is a real stone surface chip seal provides a natural appearance.


Lack of maintenance- Chips seal driveways do not require periodic maintenance. Crack filling is not necessary because the flexibility of the material 


Durability- Due to its elasticity chip seal is quite durable. It is not typically susceptible to damage from washouts or high traffic and can last from 15 to 20 years with limited maintenance. 




Price- Chip seal is substantially less expensive then other long lasting driveway options; Concrete can cost up to four times more.

How to Care for Your New Asphalt

   If you have recently had an asphalt parking lot or driveway installed, you may have some questions about the next steps in maintaining your newly paved surface. Educating yourself on these steps can guarantee the longevity of your new asphalt pavement.

  1.   Wait at least 24 hours before parking on your pavement. During our hot summer months here in San Antonio , parking on your asphalt too soon can leave indentions.  
  2.   During the first few months especially in hot weather make sure your wheels are rolling before turning your power steering. Failure to do so can create power steering scares and blemishes in your new asphalt pavement.
  3.   Use caution when parking a trailer or motorcycle on your new pavement. A trailer tongue or motorcycle kick stand can cause permanent damage if the asphalt has not fully cured. I recommend a small piece of plywood under each of these for the first couple weeks to prevent indentions. 
  4.   Do not Sealcoat your asphalt too soon. Sealcoating asphalt before it has had time to properly cure will cause permanent damage to the pavement.  Each asphalt project will cure differently but I recommend sealcoating no sooner than 6 months and no later than 18 months.
